Why the Seattle Metro Is the Worst-Performing Housing Market in America Right Now

Seattle metro ranked worst-performing U.S. housing market: pending sales down 24.4%, prices down 4.4%, listings up 22.9%.

Key facts (October 2026): Redfin's September data ranks the Seattle metro last of the 50 largest U.S. metros on three measures: pending sales fell 24.4% year over year, the median sale price fell 4.4%, and active listings rose 22.9%. The 30-year mortgage rate averaged 7.40% on October 8, its highest since November 2023.

What does "worst-performing" mean?

It means the Seattle metro, from Everett through Seattle and Bellevue down to Tacoma, saw the steepest drop in buyer demand and prices, and the biggest rise in inventory, of any big metro. Nationally, prices are still rising slightly.

Why is it happening?

  • Rates. They were just under 6% in March and rose above 7.4% by October. On a $790,000 home with 10% down, principal and interest went from about $4,262 to $4,971 a month, roughly $709 more.
  • Fuel costs. High oil and diesel prices raise the cost of food, construction and nearly everything else.
  • Taxes and regulation. A study by the Building Industry Association of Washington estimates regulation accounts for about 29.5% of the cost of a new home. On a $790,000 home, that's roughly $237,000.

Is the Seattle housing market crashing?

No. King County has about 5.1 months of supply, the start of a buyer's market, compared with about 11 months during the 2008 financial crisis. Prices are down in the single digits. In Lake Stevens, for example, the year-to-date median is about $725,000, down 3.3% from $750,000.

What should sellers do?

Price correctly from day one. Present the home well, and know how it compares with the competition. Homes listed at "wish prices" sit, and end up chasing the market down.

What should buyers do?

Watch for deal season. Historically, the percent of original list price buyers pay hits its lowest point in winter. With rates this high, this winter could bring bigger discounts than usual, along with seller-paid closing costs and rate buydowns.

Strategies for first-time buyers

  • Owner-occupy a duplex, triplex or fourplex. Traditional residential financing covers up to four units.
  • Buy a home with room for a detached ADU (DADU). Inside city limits, many Washington lots allow up to two DADUs. According to Anton, House Bill 1345, effective June 11, 2026, also allows larger rural DADUs, up to 1,296 square feet.

FAQ

Which area of the Seattle metro is holding up best?
Pierce County has held up better than King County because it's more affordable. Second-home markets like Anacortes and the San Juan Islands tend to move more slowly.

Will prices keep falling?
No one knows for sure. It depends largely on rates and oil prices.

Should I wait until spring 2027 to sell?
Maybe, but if conditions get worse, waiting could cost you. Talk through your numbers with a local agent.
